The Norris Group specializes in non-owner occupied residential, single-family properties from 1-4 units. Our programs range from a standard fix and flip to buy to hold as rentals to new construction. However, if you have small apartment buildings, please give us a call, we may be able to assist you. These are business purpose loans.
NOTE: We DO NOT offer funding for mobile homes, commercial, or cannabis projects.
Getting pre-qualified is quick and easy. Simply click on Loan Application and complete the required fields, including your approximate credit score and available funds.
Available funds may include cash on hand, credit lines, maturing CDs, or stock accounts with borrowing power. Please do not include small-balance credit cards, IRAs, retirement accounts, or funds from other individuals unless they plan to be a co-borrower.
If you already have a property in mind, be sure to select “Yes” when asked if the property is in escrow. This routes your application through a faster process so we can move quickly on your deal.
After submitting your application, you’ll receive detailed next steps via email and on-screen instructions. Upon approval, you’ll receive a Letter of Credit, which in most cases can be treated the same as cash when making offers.
Starting at 9.9% we have different loan programs to help investors in a multitude of projects ranging from your standard flips and rehabs to new construction loans. We lend in both California and Florida.
Costs and fees will vary depending on the program. Entities (Corporations, partnerships, LLCs, etc.) are accepted as are self-directed IRA accounts.

We can close in as little as 5 business days assuming we have all documentation signed correctly and returned in a timely manner. Lead times may vary by loan program (longer-term and construction loans typically take longer).
Quick closings are possible only with your help! We need all the documentation, escrow instructions, proof of correct insurance, clean preliminary title report, and all docs signed correctly and timely for us to close quickly for you. Speed for your transaction is very dependent on your response time!
Each transaction is handled on a case by case scenario. If there is a special requirement, we may be able to accommodate you but tell us up front what you need on a timeframe.
A hard money loan—also known as a rehab loan or bridge loan—is a type of short-term financing funded by private investors seeking a secure and high return. The Norris Group acts as a licensed broker, arranging these loans and selling notes directly to private investors.
We work with real estate investors who use hard money to purchase, renovate, and resell properties for profit—often within a short timeframe. Some borrowers also use these funds to build new homes or hold properties as rentals.
Real estate investors typically turn to hard money when conventional financing isn’t an option or when they need fast access to capital. Traditional banks often decline these loans because of the property’s condition or because most full-time investors don’t have standard W-2 income.
There are several types of hard money loans. The Norris Group specializes in purchase-money first trust deeds for investors acquiring properties at a substantial discount. We also fund select multi-unit and construction projects, depending on market conditions.
⚠️ Important: The Norris Group provides non-owner occupied, business-purpose loans only. We do NOT fund owner-occupied or commercial properties.
The Norris Group may be able to include a portion of repair costs within the loan amount. In most cases, borrowers will contribute approximately 20% of the project cost, which includes the down payment and loan-related fees.
For construction loans, borrowers must own the lot free and clear and have approved plans and permits in place before funding.
All loans are evaluated individually and may be adjusted as market conditions change. Our goal is to ensure that both the private lender and borrower succeed in every transaction — a commitment that has allowed The Norris Group to thrive and grow, even through challenging markets.
Unfortunately, we’re unable to provide property valuations due to the high volume of inquiries we receive. However, we’re happy to discuss how you arrived at your value and help you think through your analysis. Determining property value and repair estimates is ultimately the investor’s responsibility—and it’s one of the most important skills you can develop.
Once you have a deal under contract and submit a full loan application, our team will quickly review comparable sales (“comps”) to verify the property’s value before sending it to an appraiser. If at any point we believe your valuation is inaccurate, we’ll advise you to reconsider or withdraw from the transaction.

Yes, we do fund auction purchases — but it’s important to understand how the process works. This is not the same as trustee sale financing, which The Norris Group does not provide directly. We also cannot issue cashier’s checks for live, in-person auctions.
For standard online auctions such as Auction.com, Williams & Williams, and Hudson & Marshall, The Norris Group cannot guarantee funding for your purchase. We recommend submitting an online loan application before attending an auction to ensure your property valuation aligns with ours and to obtain a pre-approval letter in advance.
Each auction company has different procedures, so it’s essential to review their specific requirements before bidding. Deposits, closing timelines, broker participation, and payment percentages vary from auction to auction — and even within the same company. Always check the auction’s website or catalog for current rules.
Most auctions require a cashier’s check deposit (typically $2,500–$5,000) to participate. If you win, you’ll usually need to provide an additional deposit of around 5% of the purchase price. Afterward, you typically have about 30 days to close, though The Norris Group can often fund much faster if notified immediately.
If we believe a deal poses too much risk or could result in a loss for you or our investors, we may recommend finding another lender—or, in rare cases, advise walking away from your deposit.
⚠️ Important: Always do your due diligence before bidding. Your down payment is almost always non-refundable if you fail to complete the purchase. Know your numbers before you bid!
Most real estate agents and auction companies are familiar with letters of credit from hard money lenders, including The Norris Group. In nearly all cases, these letters are treated the same as cash.
If you encounter any hesitation, simply have the agent or auction company contact our office during regular business hours. Our loan officers handle these conversations frequently and can quickly clarify how our funding works—most agents feel completely comfortable after speaking with our team.
